30-45 FPS Lag?!

It's pissing me off! Alright, to be honest, I'm a complete NOOB at computer technology, I just play the games, y'know? So when I'm trying to record BF3, the FPS counter in the corner is like 155+, but when I actually record the missions, it goes to like 25-50 at max.

PC specs:
Installed RAM: 16.0 GB
System Type: 64-Bit
Processor: AMD FX(tm)-6100 Six-Core Processor
(Anything else needed for PC specs?)

Now down to the question: What settings should I set for DXTORY? (I want to run games like Dying Light at around 60 FPS or to the max FPS possible for best Quality/Smoothness) Am I getting low FPS because of the (possible, idk yet) junk on my PC? Should I hire a PC cleaner man to repair my PC? And recently I've been debating on if I should get a capture card (elgato, etc.) for my PC. Should I?
